Local Mortgage Lender seeking qualified/experienced Loan Processor. Temp to hire with benefits after probation.
Duties include:
  • File to be reviewed within 24-48 hours of notification
    • Review file for completeness ? review credit, income, and assets
    • Calculate Income - does income match LO/LOA income-complete worksheet ? make corrections as needed, but communicate with LO to see why different
    • Review credit report ? student loan payments, current mtg ratings, any unpaid collections / judgements, disputed accounts
    • Check names on bank statements, any large deposits, 30 day statements, adequate funds to close, copy of EM check
    • Analyze tax returns ? review for Schedule C, Schedule E, 2106 expense, etc.
    • Make sure documentation in Blitz / submission meets loan program requirements. W2 transcripts vs. full transcripts, etc.

  • Split all documentation in Blitz and put in the correct buckets
    • Follow Blitz Document matrix when splitting documentation into Blitz buckets and label correctly
    • Make sure all upfront disclosures, LE, I consent, etc. are in Blitz

  • Review MyKey for input accuracy
    • 2 yrs address history
    • 2 yrs employment history
    • All tracking screens completed accurately ? escrow/title license numbers, real estate agent license numbers, seller, etc.
    • Double check Fee screen ? fees input accurately, borrower selected provider boxes marked accurately, impounds input accurately
    • Closing/Signing/Contract dates input accurately ? update as necessary if timelines change
    • Request Legal Description in MyKey once title report is uploaded to Blitz
    • Compare property address to flood cert, USPS, Sales Contract, Title Report and Appraisal
    • Re-run loan through AUS system to obtain accurate findings, if applicable

  • Processor to reach out to client with a list within 48 hrs by phone and email
    • Assign order outs to Processing Assistant
    • Make comments in MyKey

  • Submit files to underwriting in a timely fashion to meet closing deadlines
    • Review underwriting approval in its entirety when received, including all Funding and Informational Conditions
    • Communicate with LO/LOA once approval is received
    • Processor to reach out to borrower for borrower conditions
    • LO to reach out to realtor for property conditions

  • Prioritize work flow to ensure time sensitive files are handled in proper order
    • Maintain a pipeline report to keep track of your closings
    • Utilize your Loan Tracking and TRID milestones pages in MyKey
    • Keep LE/CD Control Screen up-to-date
    • Maintain accurate signing / closing dates in MyKey

  • Re-disclose files
    • Once notified by LO/LOA, processor will re-disclose within 3 days
    • Monitor that loan stays in tolerance or will notify LO/LOA if loan goes out of tolerance and subsidy is needed
    • Confirm loan is in tolerance prior to requesting CD or loan documents

  • Prepare file for CD Prep
    • Request final figures from escrow officer
    • Complete CD Prep checklist
    • Ensure that correct signing/closing dates are in MyKey

  • Request loan documents
    • Check Doc Edits prior to requesting documents
    • Confirm all fees are accurate
    • All documents that need to be signed are in the Borrower to Sign Bucket
    • Confirm there is adequate ins coverage ? review the property ins guidelines for the loan program
    • Confirm PTN verbal verifications of employment are current
    • Double check pre-close credit expiration dates

  • Review the Pre-Funding list / Conditions Log each day
